Should I Paint My Home Before Selling It

Some people would think that it would be a waste to paint their home right before they are moving out of it. The main reason I've heard is the fact that they really wouldn't be able to enjoy the benefits of a new paint job and plus it could be expensive.

An important consideration should be made if that investing in this type of improvement would actually increase the value of the home. In most cases, that would be the benefit of re-painting your home prior to selling.

Some market studies in the Northern Virginia area have shown that repainting your home produces a 135% return on investment. This means that spending $3,000 on a paint job is likely to increase the selling price of your house by $4,050, which would be a profit of $1,500. Moreover, a small investment in painting not only could increase the sale price, but it could also increase the likelihood of selling your home quickly.

In housing market of Northern Virginia, selling a home may not be that difficult because there are buyers. Nevertheless, ensuring that your home is clean and freshly painted will increase its curb appeal for realtors and buyers.

My advice is to Invest the money to get the job done well. Since most people would stand to profit from this investment, it makes sense pay what it takes to hire a quality contractor who will do the job right.  Doing a paint job correctly does not translate into doing a paint job as quickly as possible. Ask your contractor if they will be using tape and plastic protection for the carpets and counter tops. Will they remove electrical outlet plates?

Use neutral white colors. In the Northern Virginia area, many homeowners prefer various shades of white, including shell white, oyster white, or cool platinum. In most cases it isn't even necessary to paint ceilings and trim. Only painting walls will definitely save a lot of money, no matter how big your home is. My recommendation is to stick with a single off-white color for the walls, which would most likely contrast with the white color of the ceilings.  Allow the prospective buyer to choose their own accent colors because the goal is to have clean-looking walls, not colorful walls.

Here are some photographs of a recent interior project that we completed for an Architect in Arlington Virginia. The house was vacant and the Owner re-finished all of the hardwood floors.  He also contracted to have a new entire HVAC System installed to replace the 60 year old boiler system that was in place. As a result, there was a substantial amount of drywall repair work where previous heating pipes were removed and new HVAC ventilation pipes were installed.  There was also some drywall removal in one of the closets, which isn't always a fun job. The main living areas walls were painted in a shade of grey, and each of the bedrooms had it's own green accent color. The bathrooms were painted in a light blue. This was a wonderful project and everything turned-out great!

Some Customers ask us why we go to such great lengths using so much tape and plastic. My answer is simple. It ensures 99%protection of surfaces, and helps us complete the application much faster. By completely taping and putting plastic over cabinets, counters, bathrooms, and floors, we do not need to cut-in these areas.

Following the plastic seal protection, we layout clean, interior painting-only drop cloths throughout the floor space of where we will be working.If we are working over hardwood floors and stairs, we take even more precautions by laying out durable rosin sheathing that protects the hardwood from impacts and scratches. An ounce of prevention is worth a pound of cure and we think that this is a very important component of protection and containment for any kind of paint or drywall application.

Our skilled mechanics will also move the furniture to the center of the room and cover it with protective plastic. Additionally, we will remove items from the walls, including electrical plates and bathroom fixtures, and store them for safekeeping.Curtains and blinds are temporarily removed from the walls and protected. We will then inspect the area one final time to see if anything else needs to be removed or if anything requires additional protection.

When we are done, everything gets put back to its proper place, we sweep and vacuum all your floors, and wipe down your counters where wherever we have been working. Our jobs always end-up cleaner than when we first started the work, and there is never any trace that we were even there. Except for the fact that now you have beautiful new colors on the walls throughout.

Painting Drop Cloth Protection

I learned early on in my painting career the importance of using a drop cloths and plastic for protecting things. This is an important aspect for preparing a Home for interior painting. Davinci's Northern Virginia Painters also utilizes drop cloths and plastic protection for things items on the outside of a Home. These things include Porch Floors, Decks, Driveways, Concrete Stoops, and even bushes!

As any well-experienced Painter will tell you, no matter how big, or how small, always use a drop cloth. It will save your self from extra work in terms of cleanup, and even possibly bigger, more serious problems.

As far as what type of drop cloth to use, the type that we recommend is canvas with a rubber backing. They come in various sizes and textures, with canvas being the most common. The reasons I like using canvas drops, is because it's thick enough which prevents paint to leak through, and heavy enough so as to stay put, wherever you lay it down.

On the other hand, plastic sheathing is a versatile protective accessory used by professional painters everywhere. Plastic sheeting makes for a poor drop cloth, because it simply isn’t durable enough to withstand some one walking on it without ripping and tearing. Plastic sheeting looks like a larger version of plastic wrap. It can comes on a roll in rectangular box, which can be spooled out and cut to precise lengths. If you are a novice painting, it is a great way to keep doorways and windows free from paint splatters. Just cut a piece of plastic to size, and tape it over the area in need. Plastic sheeting is also great for covering furniture and other valuables too big or bulky to carry out of the room. The best part about plastic sheeting is that it’s flexible but tough. If you can tape it correctly so that the plastic stays intact, paint will never get through

Davinci's Northern Virginia Painters will first completely seal the entire perimeter of a working area with masking tape and 3 millimeter thickness of plastic sheeting. After that we then provide drop cloth protection on top of the plastic for floor areas that will be walked on. Our method of plastic and drop cloth protection provides peace of mind for our Customers, that paint, dust, and debris will not end up where it doesn’t belong.

You can even get more creative and alternative elements on wall surfaces with different colors. Wood trim could also be highlighted with bright white! Some other ideas could include painting the areas below the chair rail with a different accent color.

With the right space, one could also implement dimensional finishes utilizing faux techniques such as venetian plaster for your accent wall. This will create a dramatic dimension of touch and draw people to the wall without question. The right Faux Artist could also add a Mural to the accent wall so that the wall becomes an actual art piece will draw immediate focus. This would be something totally unique.
